Top tips for selling your house in 2021

01/03/2021

Selling your house at the best times is stressful. Throw a global pandemic in the mix, lockdown restrictions, economical instability and Covid-19, and things can get even tougher.
But despite all this, the housing market is booming, and sales are still going ahead. No-one knows how 2021 is going to pan out, but here are our top five tips to selling your home this year:

1. Get your house in order

It’s fairly simple, but make your property look its absolute best in preparation for the big sell. Clean, tidy and clutter free homes sell well because potential buyers virtually have a blank canvas. It means they can imagine their dream home in your space. Don’t leave books and kid’s toys lying around! And don’t forget the outside. Keep the garden as clean and basic as possible. Get rid of piles of junk as it’s a big turn-off for buyers; be as clean and tidy as possible.

2. Think virtually

With much of life online nowadays, why not think about letting people view your house remotely? It’s good to be extra cautious during times of Covid, and you don’t want to make someone feel unsafe during an in-person viewing if it could be done online. You’d be amazed at how many people are still willing to buy a house despite only viewing it online.

3. Welcome buyers

If buyers want to visit your home, make sure it’s easy for buyers as this can help get the right offer… and quickly! Move your car from the drive and tell buyers in advance they can park there. This helps them feel at home and also means they aren’t worried about blocking neighbours’ drives. As they will be visiting during the pandemic, make sure they know your house is Covid safe. Leave hand sanitiser at the front door and position bottles around the house. Some people are more nervous than others, so this will help. You must wear a mask when showing or viewing a house. After an introduction, let buyers find their own way around – and always keep at least 2 metres apart.

4. Changing rooms

If you have a spare room or space, why not turn it into a gym or an office? Even if it’s just for selling purposes! It can make a huge difference to buyers if they can see how much extra space can be made. More people than ever want a home office or gym these days, so showing they can have one helps. It might cost a little, but makes a difference to the price of your property has an office or gym. Be creative!

5. Tackle small DIY jobs

We’ve already mentioned tidying your home, but what about the little jobs that make a big difference. If there’s a bit of grotty grouting in the bathroom, change or clean it. Getting carpets professionally cleaned is worth investing in. House builders’ show homes always do that even though hundreds of people may tread on them for viewings. It really makes a difference. If your front door is a bit flaky, open a tin of paint. First impressions last! If you view a clean house it will feel make buyers feel happier. They won’t feel like the first thing they need to do is DIY, which can mean a lower offer!
