Application for a Tenancy.

Once we have helped you to find a suitable property, we may ask you to pay a Holding Deposit equivalent to one weeks rent to reserve the property and process your Application.

You are also likely to be asked for at least your first month’s rent and a deposit in advance so have this ready for move-in day.

 

Each prospective tenant is required to provide us with the following documents to support their application:
Completed Application/Proposal of Tenancy Forms.
Photographic ID – Passport, Driving License or Residency Permit/Visa
Proof of address – for example a ‘Utility Bill’.

 

Students or first time renters usually have to provide a guarantor.
This is often a parent or guardian who will be responsible for the debt should the tenant not be able to pay. If you have rented before and have references from previous landlords, then this won´t normally be necessary.

 

Where a Guarantor is necessary for a Tenancy Application, the requirements are the same as above.

Before moving, make sure you make arrangements for your post to be redirected to avoid losing anything important.

Purchasing contents insurance is also advised as your furniture and belongings are unlikely to be protected under the landlord’s insurance policy.
We can organise this for you, so just let us know on application.

When the big day finally arrives and you are all set to move into your new home, take photos of gas and electricity meter readings and change the name on the utilities account (unless instructed otherwise).

Will I have any contact with the Landlord or will the Agent handle all matters?
This will depend on the service that the Landlord instructs us to carry out for them. In the event of a Let Only service you will be provided with the Landlord’s details when you move in and will have no further dealings with us. If the Landlord instructs us to Manage the property then all dealings and payment of your rent will be via Jill Moore Select Properties and you will have no dealings directly with your Landlord.

After settling in and adjusting to your new home it is advisable to set up a standing order to pay the rent so that it arrives in the relevant account on time.
As the fixed term of your tenancy draws to a close, you will often have the option to extend your Tenancy. In some cases there may be the option to extend for another fixed term.
